Each Thursday Freddie Mac releases the results of their mortgage rate survey. The rates from the survey are very often reported in local newspapers and on business news channels. Your customers likely see or hear about the rates. This week the survey showed that the rate for a 30 year fixed rate loan fell a little. This may have created inappropriate expectations in your customers. You know that by the time the survey was released on Thursday rates had moved higher. The reason is simple, timing. The Freddie Mac survey forms are circulated to origination companies on Mondays and most responses are completed and sent to Freddie Mac by Tuesday. This week MBS prices have fallen about 14/32nds, or 44 basis points, since Tuesday, following comments from Fed Chief Bernanke Wednesday morning. The drop in MBS prices has caused mortgage rates to rise around 0.125% from Tuesday.
